A local developer found a farm plot with attached cottages, outbuildings and 7 acres of land. The developer was well known in the area and realised the land had great potential. Although he was well experienced with projects of this size he found that his bank would not lend him the funds he needed to complete the deal even though the price of the land had been significantly reduced.

The developer then sucessfully applied for the enhanced planning permission required and built several properties on the land making a substantial gain on his original investment.
